The FIP income bar jumped 75%. From 1 January 2025, the Financially Independent Person visa — the main retiree route — requires €3,500/month in stable passive income (was €2,000), plus 20% for a spouse and 15% per child. The 2026 figure is unchanged. Applications are assessed in euros, at your Greek consulate.
The €250k Golden Visa is effectively gone. Law 5100/2024 raised the property thresholds from 1 September 2024: €800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands with 3,100+ residents; €400,000 everywhere else; minimum 120 m². Only commercial-to-residential conversions and listed-building restorations keep €250,000. All transitional windows have now expired.
Income tax fell in January 2026. Law 5246/2025 cut most mid-bracket rates by 2 points (new scale 9%–44%, with a 39% band at €40–60k), zero-rated under-25s up to €20,000, and replaced the 35% rental-income band with 25% between €12,000 and €35,000.
